    Our sales manager will carefully review your requirements and, if needed, present a range of initial plan options to get the process started. Based on your preferences, we may even move directly to a custom design tailored specifically to your needs. The plans we offer serve as a foundation for your home and can be fully customized to fit your vision. Every detail can be modified to suit your style and functional needs. You're also encouraged to bring your own ideas or plans you’ve admired, and we’ll work on developing them into the perfect design. Together, we'll create a home that is uniquely yours, down to the last detail.

    If you don’t yet have a soil test or contour, we’ll arrange for one within 24 hours, with results returned in 7-10 working days. This step is crucial to ensure we fully understand the site’s foundation, requirements, and associated costs, as well as the wind & fire rating. Having this precise information allows us to plan accurately and avoid surprises later in the process. If a clear contour or disclosure isn't available, we’ll order a new one, particularly for more challenging infill, sloping, or rural sites. This proactive approach ensures we are well-prepared for any unique site conditions. Our goal is to handle every detail, so you can focus on creating your dream home with confidence.

    After collaborating with you on adjustments to your preferred plan or custom design, we promptly send it to be drafting along with the contour and soil test. The design is carefully positioned on the site, accounting for necessary site works, retaining walls (if needed), and ensuring compliance with council or developer regulations. This precise approach guarantees that your home will not only be beautifully designed but also meet all required standards. Our skilled drafting team offers up to four major revisions or multiple minor adjustments to perfect your design. Should further changes be required, a small fee applies for additional revisions. We take great care in choosing the companies we approach, and we will discuss these options with you in detail to ensure transparency. Our goal is to present you with choices that not only feature competitive pricing but also align seamlessly with each builder’s processes and values. This way, you can be confident that your project is in capable hands every step of the way.

    You might be wondering about the approximate timeframe for this process. While it can vary based on several factors, the average duration typically ranges from 6 to 8 weeks. Larger and more complex projects that require additional assessments, such as acoustic or flood tests, may take longer to complete. This additional time is primarily dedicated to refining and developing your personalized plan.
